If you have been a Landlord or Property Manager for more than 6 months, you’ve been witness to this event: Your Tenant calls you and begs you to let them back into the property because they managed to lock themselves out.
And it usually occurs when you are out to dinner or relaxing at home.
If you go over and unlock the door without charging a “Lockout” or “Let In Fee”, then keep letting your tenant walk all over you.
Instead, may I be so bold as to suggest you pull up your Lease document in Word and add a simple phrase to it: $250 for letting them back into their own property.*
Trust me–they will only do it once.
And you now have extra profit that month.
